we NEED MARKETING...

firstly.. marketing means:

Knowing the Needs and Wants of the People
and TRY to Satisfy them.

if you think that there are some evidence
that baguio is nearly becoming a decaying
city..

pls give me a marketing strategy (solution)
on how to solve the needs and wants of our city.

to my dear forumers.. thanx po again for the sharing.
specially po sa patuloy na pag appreciate sa baguio.
please keep on appreciating our home town. pero this is not
the answer. im hoping po to hear some reactions regarding po in seeking solutions to our problems.

if you think that there is no problem nor baguio is
not a decaying city then no need to comment or react po.
(hehe la po ako magagawa aight? pero okey lng po kahit anong reactions nio po)

but if you think that YES! there are some evidence
(without bias) and with an honest observations,
pls help po formulate strategies to solve the problem.

if you realy love baguio.. then help.

ps: natawa po ako sa pix na pinost ni sir promodizer
hahaha..

First of all, you said you learned about this decaying thing in real estate. Well real estate is a battlefield for Developers/Agents/Brokers. Who ever told you this knows something about the art of war. The challenge is on how will you sell despite of this decaying thing you learned. Another is, that decaying statement is a double blade, it will also break your will to sell.

Second, about the landslide thing, if that is true and a lot of people are moving out, I will be wondering why am I still living in this so-called decaying city. There is what they call soil testing and geohazard mapping. Minsan nasa tao na lang yan kung san siya magtitirik ng bahay kahit alam niya peligroso ang location...and hindi lang po ang Baguio ang may tinatawag na landslide.

Third, discipline starts from one's self. We have city ordinances and laws, either it is implemented strictly or people abide by it or not.

Lastly Marketing. You know that already since you are a realtor...am I right? The Law of Supply and Demand...The Sellers Market and Buyers Market. You know it right? Now everything will depend on the medium you will use...online, print or av media. Which ever you choose, do not believe in get rich quick schemes but believe in hard work, adding value and serving others.

I suppose do a research before coming into a conclusion and believe what you have heard

in this topic.

anyways.. Research is the first thing to do.

i'l try to look for the link regarding the
research: "BAGUIO A DECAYING CITY"

in this research,, it was never stated that baguio
is already a decaying city. its a forecast that
it will soon become a decaying city, also it includes on how to solve the issues.

i have read the comments of some economists and marketers that YUP! according to them its already happening.

THOUGH, researchers are also economist and marketers.

as a realtor, i think that this issue will realy
give an effect in our marketing strat if ever the outcome of their research is true or not. wether
to change our methods, styles, etc MARKETING!

through this forum, im gaining knowledge po through
your smart ideas and comments.

(sana wala magagalit or mag akala na ako ang nagsasabing, baguio is decaying ha? hehe bka mga iba e ma mis interpret ng di sinasadya.)

there is no perfect place, but we can atleast
try to make a place perfect. how to preserve it,
improve, and develop.

re Tagaytay, it is known for cool windy climate, and is nowhere close to that of Baguio.

@casmanryan, If I may ask, did you attend a certain entrepreneurship seminar or the like of a boastful person somewhere jan sa tabi-tabi? if so, he's sole intention is to seek realtors and the like to sell for his company's product which he/they claim are premier/class development...which is I doubt.

Never the less, for your marketing, know your product well (product knowledge), the bracket of your target market, and the mode of saturation for your listing. It's not rocket science, and remember, a realtor is only as good as his/her last sell. Alagaan ang pangalan dahil yan ang pambato mo. Put service to others before commission. Lastly, don't sell products that cant be delivered or will not meet your buyers expectations.

i don't believe ours is a decaying city (maybe "deteriorating" is more appropriate to use..... i don't know)

there are many aspects to consider kasi e: political, economy, social, spiritual, geological, natural resources, education,etc.

political = worse
economy = positive
social = positive
spiritual = positive
geological = we do have problems
natural resources = we do have problems
education = positive
etc = some problems

so, based on my own criteria, ours is not a "decaying city". but we do have problems in some aspects that needed to be addressed and i believe the solution starts from each of us, in our own way, kahit konting bagay lng, malaki yon pag naipon.

these are my opinion, and whatever your reactions/comments, i appreciate if you deliver it in a nice way. thanks.
if you noticed, i rated SOCIAL = POSITIVE.

btw, i commend casmanryan for starting this thread, it merits a healthy conversation.

no no dont use the internet to start with your research (inde kasi lahat ng important data na kelangan mo eh nakapost tsaka halos lahat ng makikita mo eh mga personal opinions) identify what you need first and after, i suggest that you go to the city planning office at city hall and check baguio city's socio economic profile, the medium term development plan and the land use plan, bring a usb with you so you could copy their files (libre naman yun).

to help you here are some steps para makabuo ka ng marketing strategy mo, more likely a stratplan (libre na ito me bayad ito eh heheheh)

1. check your company's vision, mission,and core values
2. i.d. problems, issues concerns
3. i.d. your goals and objectives (include target market)
4. build your strategies - Goals are achieved through major strategies. Strategies are statements of major approach that will be used to achieve each goal
5. create initiatives (these are programs,projects, activities)
6. Work Plans - Work plans identify the tasks involved in implementing an initiative, including the scope of the program, project or activity and identifying who will do what by when in order to achieve specific objectives.
7. monitoring and evaluation

kasi nga nagboboom ang population ng baguio...

more population... more polution...


ung tatay ko... umalis siya sa baguio 1991... bumalik xa last 2009... unang napansin nia.. dumadami ang mga tao sa baguio...

ako din un agad napansin ko.
i went off in 2005 and came back in 2009,
ang dami n tlg tao.
ang dami n nga squatter eh lalo na sa min.

EX:
kahit nga dun sa gumuhong lugar sa my La Trinidad,
ang ilan ay hindi taga dito.
ganun na katindi ang migration ng tao sito sa lugar natin XD
